A commercial property management company in Watford asked us to replace a failing combination boiler serving a ground-floor office suite of approximately 120 square metres.
The Challenge
The existing boiler was a 15-year-old gas-fired unit that had been repaired twice in the previous 18 months. It was undersized for the space it was heating and had begun to lose pressure frequently, requiring manual intervention by the property manager every few days. The most recent repair engineer had advised that further work was not economical and that a replacement was needed.
The boiler was located in a utility room at the rear of the property. Flue routing was straightforward, but the gas supply pipework was undersized for a higher-output replacement unit, which needed to be addressed at the same time.
The property was occupied by a dental practice, which meant the replacement had to be carried out with minimal disruption to clinical sessions. Work could only take place before 8am or after 6pm on weekdays, and the property manager wanted the installation completed within a single working week.
The Solution
We carried out a full heat loss calculation for the space and specified a 30kW Vaillant ecoFIT pure, which was appropriate for the building size and the hot water demand from the practice. The quote included upgrading the gas supply pipework from 15mm to 22mm to handle the new unit's requirements.
The old boiler was decommissioned and removed on the first evening session. The new gas pipework was run during the second evening, pressure-tested, and signed off. The new boiler was fitted and commissioned on the third evening, with the system run for a full hour under load before handover.
A full service record was provided along with the building log book entry, benchmark commissioning sheet, and warranty registration. The property manager was shown the controls and timer settings before we left.
The Results
The installation was completed in three evening sessions over four days, within the agreed programme. The dental practice experienced no disruption to clinical sessions. The boiler has operated without fault since installation.
